CLIENT: PRIVATE HOMEOWNER
CONTRACT VALUE: £800k
ARCHITECT: MITCHELL EVANS
SECTOR: RESIDENTIAL
EXPERTISE: REFURBISHMENT, HIGH-END FIT OUT
Overview
A substantial country house built in the 1900s in the style of a mini French château — complete with shuttered windows and a deep clay-tiled roof, set within 7.5 acres of gardens and woodland on the edge of the Surrey Hills.
Vale Southern was appointed to deliver a full internal refurbishment of the main house, alongside coordinating the wider scheme of works across the estate — including a tennis court, swimming pool, air-conditioned gym, and a 3-bay oak-framed garage — all completed within a 16-week contract period.
The Brief
The house required a complete internal transformation: new kitchen, family and reception spaces, five bedroom suites, and a striking second floor addition housing a cinema room and dedicated dressing/storage space. The scope covered:
Full strip-out and demolition of existing finishes throughout
New flooring, wall finishes, tiling and decoration across the entire house
Electrical and mechanical installation, including a full rewire, air conditioning to key bedrooms, and Wi-Fi/data infrastructure throughout
New external doors and patio doors to the envelope
Coordination of client-direct packages including kitchen supply and fit, sanitaryware, joinery and wallpaper
External works and services upgrades, including incoming electrical supply
Swimming Pool
Gym building
Oak-framed 3-bay garage
Working around an occupied and highly detailed brief, the project also required close coordination with the design team to manage specification changes as the works progressed — from bathroom finishes to bespoke joinery.
Scope Delivered
Internal finishes — full replacement of wall, floor and ceiling finishes throughout the house, including bespoke tiling to bathrooms, timber flooring to principal living spaces, and a full decoration package matched to Farrow & Ball colours.
Services — complete electrical and mechanical overhaul, including new lighting, security lighting, air conditioning to the principal bedroom suite, and infrastructure to support future installations.
Envelope & structure — new patio doors, front and rear doors, and structural alterations to accommodate a new set of French doors to the dining room.
Wider estate works — alongside the core house refurbishment, the wider scheme brought the estate's tennis court and swimming pool back into pristine condition, added an air-conditioned gym in an outbuilding, and introduced a 3-bay oak-framed garage.
Why It Matters
This project is a clear example of what Vale Southern delivers on complex, high-specification residential projects: a fast-moving programme, careful coordination across multiple trades and client-direct packages, and a finished product that speaks for itself in the property's subsequent valuation.
