Design & build industrial scheme in Southampton
A total of six units have been built across two buildings on the site of a former dairy on the Empress Road industrial estate. The speculative development offers a total of 16,941 sq ft which can be split into smaller industrial or trade counter units ranging from 1,518 to 9,999 sq ft.
Vale Southern constructed the buildings using steel frames and strong concrete slabs to accommodate heavy-duty industrial work. The elevations have been constructed with brickwork and composite cladding panels. To provide flexibility for occupiers, internal partition walls can be removed to extend the units if required and can accommodate a mezzanine.
The development also benefits from new car parking, secure cycle storage and electric vehicle charging points.
Vale Southern’s Managing director, Oliver West, commented: “This site is surrounded by several industrial buildings with a large Aldi store opposite. With so many businesses within close proximity, effective site management was paramount. We worked hard to build strong relationships with our neighbours to minimise any potential disruption. This was particularly important when we had to close the main access road to connect the new buildings to the water supply.
“Our approach ensured the project was delivered on time providing businesses with very accessible, high-quality space that accommodates a wide range of industrial uses.”
With the buildings now complete, Vale Southern will also undertake the project’s second phase which will create new vehicular access into the site.
The development was designed in partnership with HNW Architects and HOP was the civil and structural engineer.
