Scope of Works: The contract involved demolition of the existing property and out buildings and the construction of a new five bedroom three story house together with two bedroom annexe with four garages plus a double car port under.

Project Performance Statement
The house is set in seven acres which will be landscaped and a full size lawn tennis court was also incorporated into the scheme. The project included external paving, paths, planters as well as upgrading the driveway and hard standings.
The property has four fully tiled bathrooms and the flooring is mainly oak or tiled finish throughout.
The building incorporates the latest technology with under floor heating, heat pumps, zoned lighting, wood burning stove as well as having a very high U value achieved by incorporating additional insulation throughout.
The windows, external doors and screens are all purpose made oak frames. The finish is K Rend externally providing a maintenance free faÃ§ade.
Resident and Client Liaison
Being in a very rural location the site was adjoined by only one other property. During the course of the works an existing stable building, situated on the boundary line, was removed and replaced with a high level close boarded fence. Close liaison and communication with the owners of the adjacent property ensured that this work was carried out without disturbance or inconvenience to them, as well as in a safe manner.
The client, Amanda Ratcliffe, took very hands on approach to the project, which we welcomed, as she was involved throughout with all design decisions. Indeed she instigated many changes from the original scheme. Weekly meetings on site ensured that we were able to maintain good communication and ensure that the construction was proceeding as she wished.
